We hope you will enjoy your stay with us. Vacation rentals include pots, pans, dishes, silverware, and iron. All units have central heat and air, cable TV, telephone, dishwasher, washer, dryer, garbage disposals, microwave ovens and the use of a swimming pool. The following is important information; we ask that you please read it prior to your arrival and should you have any questions, please call. Rental, security, and utility deposits: A rental deposit is required to guarantee your reservation. $300 is required for rental periods of less than one month and$500 for rental periods of one month or more. This deposit will convert to a security deposit held in escrow after your check-in. This deposit will be refunded according to the current Florida Real Estate law, within 15 days of check-out if no claim is made. The utility deposit
is $200 if your stay will be 30 days or longer. If the electric charges
do not exceed $100 for each month of your stay, the utility deposit will
be refunded after receipt of the last utility bill.
All security deposits are held in a special non-interest-bearing account with Bank of America, Lake St. George branch, 4000 Lake St. George Drive, Palm Harbor, FL 34684. Payment of rent: Rent, tax, utility deposit, cleaning and pet fees are due and payable 30 days in advance of arrival date. We no longer accept credit cards. Any monies paid at check-in and only with prior approval, must be in the form of a cashier’s check, traveler’s check or money order. There is no credit of rent allowed in the case of early departure. Cleaning fee and pet fee: A cleaning fee, based on the size of the unit, will be assessed to each tenant. When a tenant vacates, all trash must be removed and placed in the proper receptacle; air conditioning system should be set on 80. The cleaning charge will not prevent additional claims to be placed against your security deposit if the unit requires excessive cleaning, laundry services, or if the unit is not left in original condition, normal wear and tear expected. Pet arrangements must be made in advance. A $150, per pet, non-refundable, pet privilege fee will be assessed. If you bring a pet without making prior arrangements, you will be asked to vacate the unit with no refund of any monies. Check-in/Check-out
procedures: On the door knob to the unit there will be a “Key Safe”.
The code to the safe will be given to you with your reservation confirmation.
Upon departure, place the key back in the “Key Safe”. Be sure to
provide us with your address instructions so that we may return your deposits.
All checking out guest have to leave the unit on or before 11:00 A.M. of the day of departure. The check in will be possible on or after 3:00 P.M. of the day of arrival. Special late check out times or early check-in times must be given by the Maintenance coordinator of LSI in writing at least 20 days prior to departure or arrival. Late check outs and/or early check-ins are free of charge, if authorized.
Extension: We will be happy to provide you with an extension of your stay with us, provided the unit is available. Please make arrangements at least seven (7) days prior to your confirmed departure. Telephone: The telephone is in the unit for the guest’s convenience in making local calls. All rental phones have call blocking in place, which requires the use of a credit card, telephone calling card, or a prepaid calling card before a long distance call can be made. Most guests now seem to be using their own cell phones for long distance calls. Cancellation
policy: The full rental deposit will be refunded with our receipt of
a 90 day written notice prior to your seasonal arrival, 60 day written
notice for off-season. If your written cancellation is received 60
days prior to arrival in season and 30 days in off-season, the deposit
will not be refunded. It cancellation is received less than 30 days
of the prior to scheduled arrival date, you will be liable with the full
rental amount agreed.
All short term reservations under 180 days are based on actual conditions, actual inventory, today's laws and HOA rules and regulations, subject to change without prior notice.
The above cancellation policy is reciprocal for the guest and the owner of the property.
East Lake Woodlands: East Lake Woodlands Country Club is private. If the owner does not have a “Contributing Club Membership” the membership is not transferable to guests. A pool key and a mailbox key will be in your condo. If the pool key is lost, there is a $25 charge for replacement. Emergency: A 24-hour answering service is available to assist you after business hours by calling the office at (727) 786-7368 and following the prompts for service. There is emergency information for plumbing. There is also information if you should become locked out during your stay. Please be aware that we charge for lock out assistance. All other repairs or inquiries will be handled by our Maintenance Department during normal business hours. You are very
